Fall Vegetable Gardening
Posted by: | CommentsEven experienced gardeners will often ignore the fact that their gardening efforts can extend well into the fall season, while in certain sections of the world; gardening is virtually a year round endeavor. Extending the gardening season is becoming more critical to all of us because of the changing dynamics in the world’s food supply. This is a situation that we will have to live with for an extended period of time, so it is a good idea to do our bit. The victory gardens of World War II provided 40% of the country’s food supply, proving that we can make a difference.
It is hard to think about planting more vegetables at a time when fresh produce is so abundant in our garden, but late July and early September are good times to plant cool weather crops. Fall plants such as broccoli and cauliflower usually taste better when grown in the cooler weather, while others such as kale and Swiss chard reach their peak flavor after the first frost.
Fall planting requires less work because the soil was worked up in the spring, so a light cultivation is usually all that is needed after removing all the previous crop waste. Place the debris into your compost pile after being sure to remove any diseased vegetation, Top dress the garden with some compost or organic mulch and work it into your soil. Then you can proceed to plant according to recommended methods.
Examples of good fall plants are: broccoli, Brussels sprouts, Chinese cabbage, endive, kale, lettuce, parsnips, peas, potatoes, radishes, mustard and spinach. Do not plant the same crops back in the exact same place, but rotate your crops to reduce potential disease problems.
It is a good idea to consult with your local garden center or your local county extension service for advice on correct planting times for your growing zone.
As the fall season nears, protection for these crops has to be considered. One method is to cover the crops with sheets, plastic sheeting, or mulch which will trap the radiated heat from the ground and raise the temperature enough to protect them from a light frost.
Some crops such as cabbage, broccoli, cauliflower, kohlrabi, potatoes, Swiss chard, Chinese cabbage and kale are not affected by frost or even moderate freezes and can be left in the garden until the hard freezes set in. Root crops such as beets, carrots, parsnips and turnips can be re-mulched, left in the garden and dug up as needed.
If a hard freeze is predicted, pick the green mature tomatoes or pull the entire plants.
Store them in a dry cool (65 degree) place where they will ripen in about two weeks. Delicate plants such as squash, peppers and eggplant should be harvested and stored in a comparable location as the tomatoes.
After harvesting and while the weather is still pleasant, many chores can be accomplished in anticipation of spring and next year’s garden. Cleaning up garden refuse, adding soil amendments to your plot and making a planting plan of your garden to decide how you want to rotate your crops while this year’s garden is still fresh in your mind, are just three jobs to get out of the way.

The biggest problem with rent raises
Posted by: | CommentsThe Ontario Rental Tribunal sets maximum amount a landlord can raise their tenants every 12 months. This amount is often no more than an inflation raise of 2% - 3% of the current rent.
Because the amount is so small, I really don’t want bother raising rent on my reliable, responsible tenants.
At the same time, if you, as a landlord request last month’s rent as a security deposit, the Ontario Rental Tribunal requires that you pay the interest back to the tenant on it on annual basis. The interest amount is equivalent to the maximum amount the landlord can their tenant’s rent.
The reason for this, is so that if you, as a landlord, were to raise your tenant’s rent to the maximum amount, you would not have to pay your tenant the interest amount back for last month rent. This is because the last month’s rent goes up and your tenant would have to pay you the additional amount, which is equivalent to the interest amount you have to pay back your tenant.
Now, this law is very discouraging. It is discouraging because by law, you have to pay my tenant the interest amount for last month’s rent and to prevent that, you have to raise your tenant’s rent to the maximum amount. If you do not, then your tenant is legally entitled to the interest payment for last month’s rent.
This law literally encourages you, as landlord, to raise your tenant’s rent to the maximum amount.
Regardless, what I do is I ignore the law. As terrible as that sounds, it is in the best interest of my tenants. If my tenants were to make a fuss and request for the interest amount, I would then and only then, raise their rent. That usually prevents them from making a fuss as well.

Should You Invest In Property To Rent In 2008?

It’s been pretty easy for lots of people in many areas of the country to make money buying a property to rent as a long-term investment.
All you needed to do was get the basics right: pick your target market carefully, find a good location (rural property has been especially popular), and buy a home for less than its market value… old fashioned homes that needed updating were perfect for this.
But looking forward, the future doesn’t seem so clear for 2008 onwards. There are several issues that could affect both the short and long-term returns from property to rent.
First off is the question of house prices. Prices may have gone down in some areas; certainly there seems to have been a slowdown in growth of prices across the UK. This affects how many houses are put on the market, and therefore the supply of buy-to-let investment properties.
Interest rates have also had an effect on how much profit you can make from property to rent. There have been five rate rises since August last year. Many believe we are due for the rates to drop at some point over the next few months - maybe even when the next interest rates announcement is made next week.
And the other issue that has affected the housing market significantly is the introduction of Home Information Packs, or Hips. They were introduced for four bedroomed houses on 1st August this year, extended to three bedroomed properties on 10th September, and will be extended to all houses from Friday 14th December.
Experts believe they have slowed down the number of houses put on the market this year and may continue to have an impact next year. Over time, people will get used to the need to put together a pack of documents before putting their house up for sale.
So those are the issues which have affected investors this year. But there is good news from two investment firms, for people looking to buy more property to rent next year.
Investment firm Assetz believes 2008 will be a strong year for investors and the buy-to-let market will benefit from high levels of demand.
It has looked at a prediction from the Council of Mortgage Lenders that house price growth will be just one per cent in 2008.
The firm says that is nonsense. It believes the effect of market forces will push growth to 5% next year. The firm’s analysts think lower interest rates and a lack of supply of houses will push prices up.
And if you are an investor in property to rent, there’s even more good news. Assetz thinks 2008 will see an increase in the demand for rental accommodation.
This year demand went up by 10%, and it thinks that figure will be the same next year. It says its predictions appear to be supported by analysis by the Royal Institution of Chartered Surveyors and the Association of Residential Lettings Agents.
Meantime a study from a different investment company appears to back up the prediction.
Property for Life’s figures show interest in property to rent rose in six regions across the country between June and November this year.
In one area, the Midlands, the number of people who registered interest in property to rent went up by a staggering 25 per cent. Enquiries from people in the south west also went up significantly.
It also points out that investors will benefit next April when the new flat rate of capital gains tax comes into force. It was outlined by Chancellor Alistair Darling in his pre-Budget report.
So all in all, it does look like 2008 could turn out to be another good year to invest in a house to rent out.

A Few Simple Steps to Make your Garden Look Great

I am often called into gardens that have let nature take over, the main structure of the garden is in place, but the beds and borders have been swamped by weeds. The lawn is growing into the beds as well; they have lost their way and need redefining.
Garden Lawn Care
The lawn will need to be cut, preferably with a good rotary or cylinder mower. Hover mowers are great if you have banks and slopes to contend with, but a rotary or cylinder mowers will give your lawn the nice cut that is required. Rotary mowers have an advantage over the cylinder mower in that they are simpler to use and generally the ground does not have to be 100% even. They are also easier to maintain than a cylinder mower. A cylinder mower is generally used if you want a bowling effect lawn, which most people do not. To finish the lawn off you must always cut the edges. If the edges need redefining then use a lawn-edging tool.
Garden Beds and Borders
Always ensure the beds and borders of your garden are kept tidy by regular weeding. This can be achieved using a long handled hoe. Although this can seem a bit of a chore it will later pay dividends. The main structure of the planting should be created using shrubs. Then you will have your perennial plants and finally for that splash of additional colour through the gardening calendar summer bedding, spring bulbs which can include snowdrops, crocuses, daffodils, tulips and many more. Also ensure that any shrubs are kept in check by pruning at the required times. For example spring flowering garden shrubs need to be cut and tidied after they have flowered. Question 9 : Can you describe a Special Feature or a Special Crystal Energy Field ?

Question 10 : How long does it take you to create a Crystal Energy Field (CEF) and then for results ?
My CEFs are custom built from the scratch. They are not to be compared with market-ready Reiki Grids and the like. Depending upon the model, anywhere between 4 to 12 weeks will be needed. The results start coming after the first 3 months of installation of the Crystal Energy Fields.
Question 11 : What happens when the client shifts his house or office - does he have to redo the House Energy Correction once again ?
I am glad you asked this question. Unlike other remedies which are place-oriented, mine is customer-oriented. All my CEFs are programmed to re-tune themselves to any new house or office, automatically. Which means when a client shifts to a new building, his CEF auto-tunes itself for this new place. It cleanses, boosts and balances the 5 Elements of the new land and building and integrates it to the client’s family karma. In fact the CEF is safely installed inside a box that is comfortably portable.
Question 12 : And if there are any Vaastu or Feng Shui defects in the building ?
Any negative energy arising out of defects in Vaastu (Indian Vedic Vastu Vaastu Vasthu Vaasthu Shastra) or Fengshui (Chinese Feng Shui) are fully nullified by the CEF. There is no need for any alteration or demolition. Similarly the Geopathic Stress Levels as per the European Bau Biologie (Building Biology) are also totally corrected.
Question 13 : What about the people who live in rented house or shared apartments ?
It does not make any difference whether the native is living in own house or rented house or is sharing a flat with several other occupants. The House Energy Correction is done for a particular family or individual in the specific context of their currently residing living space. When the native shifts to another rented or own building, the CEF automatically does Energy Correction for this new living space. All other occupants continue to exist as per their Karma. There is no clash of interests here.
Question 14 : What if the different members of the same family live in different homes ?
Even if different members of the same family live in different homes or even different countries, still my CEF will reach out to them with ease. Only thing is that the CEF used for House Energy Correction will be of a different category with some high end Crystal Programming.
Question 15 : What you are saying is that your House Energy Correction takes into account the Horoscopes of the Family as well as the Vaastu/ Feng Shui/Bau Biologie of their property ?
Absolutely, but it is more and beyond that. It envelopes not only Birth Horoscopes but also Progressive and Gochara Horoscopes. It not only takes care of Vedic Vaastu Shastra, Oriental Feng Shui & European Bau-Biologie, but also the concepts of Gochara Vaastu and the Chinese Flying Stars Fengshui too.
Question 16 : Reverting back to our earlier conversation, how does “Programming” differ from “Energising” ?
“Energising” is the process of filling the remedy (whether it is Crystal or Feng Shui Cure or Pyramid or Sacred Geometry Yantra) with auspicious and positive energy, to last for a long, long time. “Programming” is the process of empowering the energy itself. In other words, “Programming” means defining and dedicating the positive energy to execute and complete specific tasks for specific people. Mere energising is not enough. Programming of remedies is a must.
A classical example will be the Computer. Like Computer, any good remedy is a powerful hardware. But you need to connect and switch on the Computer to make it active and stay alive - which is “energising”. For the Computer to operate meaningfully, you need a proper software. Crystal Grids or Crystal Energy Fields sold in the market are based on some regular designs, say, for healing or health. Here the crystals are simply assembled, mounted, (some are even) energised and sold off to the customer. There is either no programming at all or very rudimentary programming. The crystals are not selected exclusively for the customer or for his specific problems. A classical example would be what is popularly called as a Reiki Crystal Grid.
In my case, the Crystal Shape, Crystal Colour, Crystal Power and the Quantity of the Crystals are individually selected based on the Karma of the customer’s family, business, lands, buildings and the problems he is facing as well as those he would likely face, in the future. There is no energy loss involved. Thus it is custom-built.
Question 18 : How do you decide which particular CEF is most suitable to a particular c;lient ?
